PITTSVILLE HOMES, INC.                                STANDARD CONSTRUCTION FEATURES

FLOORS:  Our standard floor is engineered using a double-deck construction method.
  • 1-1/32" Laminated floor deck, 7/16" OSB glued and fastened to the 2"x10" floor joists with a 19/32" plywood glued and nailed to it.
  • Double 2"x10" rim joists and triple 2"x10" Southern Yellow Pine center beam.
  • 2"x10" Select Structural Floor Joists are 16" O.C. (on center) with cross bridging down the center of each floor section and joist hangers at center beam.

EXTERIOR WALLS:  Are engineered to:  1) Employ the best wall construction technique in the business; 2) Prevent any chance of moisture laden air movement inside the wall that could cause mold; and 3) Provide a higher R-value (R-27 for 2"x6")than most standard construction.
  • 2"x6" with 7/16" OSB wall sheathing glued and stapled to the wall framing.
  • Any holes drilled through the top or bottom wall plates for plumbing and wiring and all the electrical boxes are caulked or foamed sealed.
  • Friction fit fiberglass insulation cut to correct width.
  • 5/8" Urethane Insulation glued and fastened to each stud on inside of wall.  Seams are taped.  (Creates a thermal break on the inside face of wall studs helping to stop heat loss transfer through the framing lumber)
  • Laminated studs on all walls where there will be countertops to help prevent the wall from pulling away from the countertop in winter.
  • Metal wire protectors cover any areas where plumbing and wiring pass through studs helping to prevent accidental nail and screw invasions.
  • 1/2" drywall is glued and screwed over the 5/8" foam.
  • Exterior walls are set on the floor deck and pulled together with a hydraulic clamp tool.  The floor and walls are banded tight to each other and nailed 16" O.C.
  • Exterior wall sheathing is applied to span the joint at the floor.  Sheathing continues up the wall and spans the truss to wall top plate joint.  The top plate of exterior walls are than insulated with additional urethane.
  • Homes are wrapped with a high grade house wrap and all seams are taped.  
INTERIOR WALLS:  2"X4" studs, 16" O.C. nailed and lag bolted to partition walls and screwed to the floor deck.
  • Gang nails are used to fasten side studs to headers for door and window rough openings.
  • All windows include curtain blocking.
  • The air exchange duct work is preinstalled within the walls from the kitchen and other predetermined areas through the main floor between the floor joists.  There is also a pick-up in the basement.  
CEILINGS:  8 foot ceiling heights are standard.
  • Ceilings are 5/8" foilback sheet rock glued and screwed on the trusses.  All drywall joints are cellophane taped.
  • 14' ceiling sheetrock is butt joined at the ends between the trusses (not on the trusses) with a panned joint backing.
  • R-50 Cellulose ceiling insulation.
  • Air exchange duct work is preinstalled in skylights from above the ceiling and run through trusses and within the walls through the main floor between the floor joists.
  • Bathroom fans and range hood exhaust hook-ups are ducted in the ceilings through the trusses and through the roof deck to metal roof vents.  
ROOFING:  Engineered trusses for all snow loading zones are 24" O.C. and are anchored to the top exterior wall plate with hurricane clips.  4/12 Pitch with cap truss roof is standard.  A 6/12 pitch cap truss roof is available in all house widths and a 6/12 pitch hinged roof systemis available on our 26', 28' and 30' wide homes.
  • 245# self-sealing fiberglass shingles with Ice/water shield (barrier) along eaves for first 2 rows.
  • 2"x6" sub-facia.
  • Standard soffit is 21" vented eaves with wood grained facia.
  • Pre-finished vented soffit pans.
  • 1/2" OSB roof decking (sheathing) with H-clips.
  • Continuous ridge vent  
ELECTRICAL:  Wired to National Electric Code with a standard 200 amp, 40 circuit entry cabinet.
  • Circuit Protection - breaker type with standard 12 gauge wiring.
  • Optional TV/phone boxes with clear tubing run to the basement.
  • UL listed fixtures, receptacles, switches, smoke detectors and bath fan.
  • Ground fault circuit (GFI) breakers for bath, ktichen, front & rear exterior receptacles.
  • Exterior outlets on each house by every exterior door.  
PLUMBING:  All supply lines are installed.  All vent and waste line are installed through the floor.
  • Connections and fittings are factory pressure tested.
  • Toilets have powerful and quiet gravity jet flushing system (shipped loose).  The SoftClose toilet seat (the smart seat from TOTO) is standard on all models.  The SoftClose action reduces injury and eliminates "toilet seat slam."
  • Molded fiberglass bathtub/shower with single handle pressure balanced faucet, showerhead and aluminum shower curtain rod.
  • Stainless steel kitchen sink with single handle faucet, spray and screw-in sink strainer baskets.
  • China lavatories with single handle faucet.  
AIR-TO-AIR HEAT EXCHANGER:  Ensures maximum energy efficiency, indoor air quality and ventilation control.  Standard since 1982 on all homes built by Pittsville Homes, Inc.
  
EXTERIOR DETAILS:  Our standard vinyl siding is Double 4" lap with infiltration barrier.  The thickness (.044) delivers enduring strength, resilience and resistance to wear and tear.
